My clients live in a 1930’s brick story and a-half cottage in Takoma Park, MD. The 2 bedrooms upstairs and small compartmentalized rooms on the first floor just weren’t working once they added their second child. They came to me thinking they needed an addition but their budget just wasn’t enough to make that happen.
They didn’t really need more space . . . just reconfigured space! This is so often the case in older homes like theirs. They now have an inviting foyer that accommodates family and guests and will also accommodate book bags and sports equipment as their kids grow. They have a joint family – dining room that is intimate for family dinners and will also fit all the family during holidays. The family room adjoins a new deck with ceiling fans to repel mosquitoes. The first-floor master suite has a new, bright 2-person bath. A first floor powder room keeps their master bath private. The 2 upstairs bedrooms and bath work for the two kids. A new full-bath and convertible play / guest room in the basement rounds out the space. [See Before and After Floor Plans at the end.]
While exactly the same space, the experience before the remodel was dramatically different. You walked directly into the small living room. The 2 first floor bedrooms were almost never used — except when company came. The dining room was also only used when guest were present. So they were cramped living in a tiny portion of the home.
