Our Design/Build Work Philosophy |
|
|
Budget & Schedule:
Braitman Design/Build has a strong record of on-time, on-budget performance.
Before the start of construction, we review with
each client a detailed budget and schedule.
As the project progresses, each decision is
discussed in terms of budget and schedule. Regular
meetings, phone calls, and emails ensure good
communication. The only surprise at the end of the
project should be how beautiful and carefree the result. |
|
Design Communication:
It's nearly impossible to visualize the finished
project by looking at constructions drawings.
Instead, Braitman Design/Build produces detailed
3-dimensional renderings and walk-throughs so that our clients can
"see" and "feel" the finished project before we begin
construction.

Design Process: One of the
aspects of our process that distinguishes us from
architects is that we work with our clients on
flow and footprint through detailed renderings
in a sequential process. We review and
reaffirm with our clients each step of the way.
We get approval on detailed renderings and
initial budget before we start to work on
detailed construction drawings. We also
secure an initial "construction feasibility and
cost review" prior to spending time and
money on
construction documents. Our process
results in significantly less time and cost and
much great client buy-in and review. |
Construction: Construction is dirty
and disrupting. But we make it as clean
and seamless as we possibly can. Before
construction begins we work with clients to
establish construction rules like starting time,
stop time, who has access, and what bathroom or
other facilities the workers can use. We
discuss security and privacy. I personally
make sure that all workers know the work rules
and cleanliness rules. I make sure that my
crews keep a clean work site, protect uninvolved
areas, clean up at the
end of each day, and respect your belongings and
privacy. Of course, no smoking is allowed inside and
any food trash is bussed off-site each day.
Where possible we stage work so that only
limited portions of your house are in
construction at any one time. We can't
eliminate all the noise, dirt or disruption from
construction but we commit to limit it to the
extent practical.
